Can a foreigner buy property in Georgia?

Foreigners may buy, but with permission, zones or type limits

Georgia lets foreigners buy non-agricultural land and buildings. Agricultural land cannot be owned by foreigners, who may lease it.

Land

Foreigners may own non-agricultural land. Agricultural land is limited to Georgian citizens and certain legal entities.

Houses and flats

Houses and flats can be bought on the same terms as by Georgians.

Buying through a company

A company registered in Georgia with foreign shareholders can hold property, but the agricultural land rule can still apply.

Limits and closed zones

  • Land in border zones and near protected areas has special rules.

What to watch for

  • Check the title in the public registry. A notary or the public registry handles the transfer.
