How to use it
- When: someone rents out a room in a home they own or rent (a room in a shared flat or house), or a tenant sublets a room or the whole home for a limited time, and both sides want the terms in writing.
- Who signs: the person who lets the room (the owner or the main tenant) and the person who takes it (the occupant). If a tenant is subletting, the owner's written consent should be attached.
- Fill in everything in [square brackets] and cross out options that do not apply. Describe the room and the shared areas exactly.
- Agree the money clearly: the rent, the deposit and who pays the bills. Write down what is included.
- Walk through together: list the furniture and the condition of the room at the start, with photographs, and sign the list.
- Tip: if you sublet, check your own lease and ask the owner in writing. Subletting without permission can end your own tenancy.
